How softwashing works for property management cleaning

Softwashing is one of the most important factors in making our service better than most for facilities management cleaning. By gently washing surfaces (including walls, roofs, bricks, slabs, tiles, cladding and so on) with a specially formulated solution, the organic material that usually causes staining and “dirt” is killed and the surface is sanitised.

This immediately removes most of the visible dirt, although softwashing continues to take effect over a number of hours or days. As the organisms causing the problems die, they detach from the surface and wash away naturally. In most cases, rinsing or power washing is not required so the protective solution remains on the surface for as long as possible. If the dirt does need to be rinsed away, we will never use high pressure jets, for reasons we will explain in more depth.

One major benefit of this method is that it protects against the problem returning for many months. A full treatment can even last up to five years with a handful of regular top-up cleans, making it a much more cost-effective method than most if you’re trying to make your property management budget stretch over a longer period of time.

As a result of this ongoing protection, the risk of having to complete unexpected maintenance tasks or emergency repairs will be kept as low as possible. The living things that cause the dirty appearance of a building can also cause long term damage, feeding off the surfaces and the building materials that join them together. In general, buildings that are kept clean and tidy last much longer than dirty ones before they need expensive work doing, such as roof replacement to prevent and control leaks or damp.

 

Remember: Pressure washing is not safe or suitable for full building cleaning

An important point to note is that pressure washing or power washing should not be used as a catch-all cleaning solution for property management. Although this process has its place, it should only be used to clean certain surfaces which can’t be damaged by water jets. This cannot be said for brickwork, roof tiles, gutter systems, various types of cladding and other materials.

In fact, pressure washing can remove protective layers which are intended to extend the life of your building’s walls or roof, so using it as a maintenance method sometimes has the opposite effect. Because the dirt is blasted with powerful streams of water, the force does rip off certain stains and growths but it inevitably takes other things with it, such as cement, sealant, adhesives, particles and fragments of the surface itself. Over time this can cause significant physical damage.

Another unwanted result of relying on pressure washers is that they do not fully eliminate living material such as moss, bacteria, mould and so on. The spores can even be spread over a larger area, and after cleaning you will usually find that they tend to grow back in a few months’ time. This is because water does nothing to sanitise the surface and offers zero long-term protection.
